Rent and Collect Service
This service is for landlords who don’t want to be involved in renting their property or collecting the rent but would like to be involved in managing their properties. This is why we have the rent & collect service at a very reasonable fee for landlords so they don’t have to worry about finding a tenant or chasing the rent during the whole period of the tenancy.
The rent & collect service includes the following:
1. TENANT FINDING
Full colour photography for your property, we put as many photos on your property profile as necessary to get the interested parties flocking to see more.
Advertise the property on our website and on the Most UK leading property portals.
Introduction of prospective tenants for the Property
Arrange and carry out viewings
2. PREPARATION OF TENANCY
Check tenant’s references and credit history
Draw up a tenancy agreement and negotiate the terms of the tenancy between you and the Tenant.
Record all utility meter readings and contact respective companies to tell them of the change in occupancy
Inform the council of the change in occupancy with regards to council tax
3. RENT COLLECTION
Collect first month’s rent
Secure one month + £200 deposit and register it in accordance with the provisions of the tenancy deposit scheme as set out in the Housing act 2004
Set up a standing order for future rent and pay it into the landlord’s bank account every month after deducting the Management fee using the BACS system for speed and efficiency.
Landlords notification of receipt of rent Via Email or SMS.
E-Invoice statement Will be emailed to you detailing income, expenditure and payment of rent. A paper statement Can be sent to you if required for an addtional £1.50+Vat per statement.
4. DURATION OF TENANCY OCCUPANCY
The receipt of rent on your behalf
The forwarding of rent to your bank account after deducting the Agency fee using the BACS system for speed and efficiency
The demand of rent in the absence of payment which will take the form of series of letters to the tenant requesting payment
The preparation and submission of a regular rent statement to yourself or your accountant.
5. END OF TENANCY
Arrange renewal of tenancy agreement if required
